ductless mini-split heating and cooling, Cincinnati, OhioDuctless mini-split systems are a great way for Cincinnati homes lacking existing ducts to have a zoned heating and cooling system. A type of heat-pump system, ductless mini splits are well known for their efficiency. In order to perform, however, they must be regularly maintained.

Some routine maintenance tasks can be performed by the homeowner, but a professional maintenance appointment is also crucial to keep energy consumption low and fuel costs down.

Routine maintenance that homeowners can do includes keeping the filters, coils and outside condenser units clean of dust, debris and dirt by:

  • Replacing filters in the air handler every one to two months
  • Cleaning the coils in the condenser unit. First, turn off the power to the unit, then remove the cover panel and spray the coils with a garden hose or use a soft brush to remove debris.
  • Clearing away growth and debris from around the outside unit, too

A professional annual maintenance visit involves additional steps:

  1. Inspecting the air filters, A/C coils, electrical wiring, fans and air handlers, electrical terminals and conduit
  2. Checking the unit's refrigerant charge
  3. Inspecting the ductwork and checking the ducts for leakage, sealing if necessary
  4. Verifying proper airflow and thermostat operation
  5. Replacing or repairing frayed wiring, faulty electrical components and improperly balanced system components
  6. Lubricating the motors and applying nonconductive coating to electrical connections

A certified HVAC technician uses special digital measuring equipment to make sure all components are operating correctly, paying special attention to the condition of the conduit line that houses the refrigerant, power supply and drains.
